Overview
The 504 Single Family Home Repair Program or the 504 Program for short, gives low-income homeowners in Vermont and New Hampshire a loan or a grant to help with home repairs. You can receive a loan up to $20,000 and a grant for up to $7,500. For some folks, the loan and grant can even be combined! Loans are 1% fixed rate. Monthly payments could be as low as $4.60, that’s 15 cents a day! The 504 Program is a nationwide program run through local USDA Rural Development offices. There are local offices in Vermont and New Hampshire. The loan or grant should be used on a home repair that impacts your health or safety which can include a repair that needs fixing before weatherization can start.
Who Should Apply:
You can apply for the 504 Program LOAN if you own and occupy your home, and your household income, before taxes, is at or below 50% of area median income. You can apply for the 504 Program GRANT if you own and occupy your home, and your household income, before taxes, is at or below 30% of area median income. The chart below has the yearly dollar breakdowns for counties on both the Vermont and New Hampshire side of the Upper Valley for the 504 Program LOAN. If you or the person you are applying with is 62 years of age or older, you may also qualify for the grant portion of the 504 Program.

How to Apply:
If you feel like this program works for you and you are ready to apply, you can download the pre-application package below or call your local USDA Single-Family Housing Specialist to have one mailed to you. Once you have sent the pre-application package in, the USDA office in Vermont or New Hampshire will contact you to walk you through the full application.
